Job specifications & description:

The Property Accounting team is responsible for the recording and maintenance of the Firm’s capital assets. This

includes the review and approval of prospective capital purchases, processing of capital asset accounts payable

invoices, handling changes to capital assets (such as disposals and transfers), and reporting on the capital assets.

This job may/will include some of the following activities:

- Approve purchase orders for asset requisitions using the Ariba Spend Management software system

- Approve other manual CAPEX purchases

- Process construction/project related invoices submitted via the RETS (Real Estate Tracking System)

- Respond to inquiries regarding accounts payable invoices relating to fixed assets to Vendors/Internal

Client

- Managing and processing asset management transactions such as transfers and disposals

- Assisting in period end tasks, including the preparation for and run of depreciation/MIS etc

- Complete various asset reporting functions

- Assist with other Property Accounting tasks as assigned

- Good Exposure to the Complete Asset Accounting Module of SAP (FI-AA)

Work Complexity:

The complexity of work at Analyst level is moderate. Analyst should be able to prioritize and complete the various

tasks assigned based on the importance and complexity involved. Also, Analyst should be able to identify and seek

solutions to routine problems and make recommendations regarding options to management. Finally, the Analyst

should be able to develop and manage strong day to day working relationships with various internal client groups.

Impact:

Property Accounting ensures that capital assets are recorded and maintained as accurately as possible, including the

accurate recording of depreciation expense. It ensures that prospective purchases are properly classified as either

capital or expense, and are coded properly to the proper accounts. It also provides support and assistance to various

internal customers.

Daily Activity:

1. Approve prospective capital asset purchases using Ariba Spend Management software system and

RETS (Real Estate Tracking System).

2. Record capital asset purchases in the asset management system.

3. Processing of invoices for Capital purchases

4. Conduct periodic reviews of the fixed asset schedule to determine dispositions/transfers etc.

5. Work closely with the other departments in tracking project costs in comparison to their budgeted

projections.

6. Review transactions for appropriateness/ accuracy/quality.

7. Respond to various inquiries from various internal clients/ Vendors etc

8. Communicate with co-workers, management and clients in a courteous and professional manner

9. Other tasks as assigned.

Periodic Activity:

1. Period end tasks required to close each period

2. Run depreciation for all the assets in SAP System

3. Review and prepare the monthly financial statements/ reports for use by senior management and other

users.

4. Support other teams engaged in various research projects.

5. Assist in the preparation and loading of budgets (depreciation expense and capital expenditure)

6. Assist in various Sales tax audits/property tax audits etc

7. Other tasks as assigned.

Documentation: Ensure that all transactions are supported by the proper documentation, including approvals and

detailed supportive documents and other information for purposes of a proper audit trail.

Escalation: Ensure that proper escalation procedures are followed.

Training: Should complete all mandatory trainings (online and classroom), and other trainings identified for

personnel development.

Key Competencies:

Technical Skills:

1. Basic knowledge of accounting, including journal entries and general ledger.

2. Basic knowledge of capital assets.

3. An understanding of accounts payable.

4. Working knowledge of Microsoft Excel and other office applications.

5. Working knowledge of SAP is a plus.

Other Required Skills:

1. Strong oral and written communication skills.

2. Able to be effective in a flexible work environment.

3. Must be able to multi-task and manage multiple deadlines.

4. Analytical approach to evaluating and solving problems.



Work timing


2 p.m. to 11 p.m. IST (flexible to work in night shifts)

Qualification:

Bcom Graduate, MBA preferred
